modern farmhouse

Situated on ten private acres with a winding stream, this exceptional Bucks County spec home was designed to captivate from the moment it came to market. I was brought on before any architectural or material decisions were made, allowing me to lead the full design vision from the ground up. Every exterior and interior selection was thoughtfully curated to appeal to a discerning move-up family buyer or a sophisticated empty-nester—resulting in a one-of-a-kind home that generated immediate excitement and sold within just 48 hours.

From the exterior, materials were carefully coordinated to create warmth, authenticity, and curb appeal. One of the standout details is the mahogany tongue-and-groove ceiling on the covered porch, which adds richness and architectural character while setting the tone for the home’s thoughtful craftsmanship. Inside, wide-plank natural oak floors ground the space with a warm, modern farmhouse feel that feels rooted in Bucks County, while other finish decisions feel clean and state-of-the-art.

The massive entertainer’s kitchen was designed as the heart of the home, featuring a refined gray and white palette, hand-cut tile backsplash, and bold black accents that feel both timeless and current.

A separate wet bar with floating shelves allows the home to transition effortlessly from everyday family living to hosting football parties or larger gatherings. Architectural details continue throughout, including the custom-designed fireplace mantel and carefully selected stonework, which bring depth and a sense of permanence to the main living spaces.

Functionality was equally important. For a growing family buyer, we designed a mudroom with built-in cubbies that offer practical storage without sacrificing style. At the same time, we anticipated the needs of a potential active-adult buyer in the primary suite. The spa-inspired bathroom features a floating tub surrounded by smaller penny-round floor tile—an intentional Universal Design choice that creates a focal point while improving safety through improved slip resistance.

The primary suite is a true retreat, complete with a custom wardrobe wall of glass-front cabinetry flanking a sleek linear fireplace, blending luxurious storage with architectural impact. Every detail was intentionally considered to elevate both lifestyle and market appeal, ensuring this home not only stood out—but sold at the highest level.
